New businesses fail expensively when early assumptions are never checked. We develop in a sequence that keeps every commitment proportionate to what is known.

Design
The proposition, pricing logic, operating model and staffing that make the numbers work.
Locate
Sites compared on catchment, access, visibility and occupancy cost against the model.
Build & open
Fit-out, suppliers, systems, hiring and training, then a controlled opening.
Why it works
We develop the way an operator would.
We are operators ourselves: we own and run gyms and cafés in Abu Dhabi and Al Ain, and we have developed commercial properties in Al Ain. That experience shapes every development decision: staffing levels that can be filled, layouts that work on a busy day, and costs that hold up after opening.
After opening you can run the business yourself, or ask us to operate it. Either way, the handover is planned from the start.

Do you develop concepts for other owners?
Yes. We develop concepts of our own and build businesses for partners who want an experienced developer and operator involved.
Can you join a project that is already under way?
Yes. We can pick up at any stage: for example, testing a concept that has already been designed, or managing fit-out and launch for a site that is already secured.
Will you invest in the business as well?
