Leasing commercial space in Al Ain

Before leasing commercial space in Al Ain, check four things: that the unit suits your licensed activity, that the catchment can support your revenue, the full cost of occupying it (not only the rent), and the lease terms on duration, fit-out, renewal and exit.

Key takeaways

  • The unit must suit the activity on your licence; confirm this before you sign.
  • Judge a location by its catchment and access, not only the rent.
  • Budget for the total occupancy cost: rent, service charges, fit-out, utilities and deposits.
  • Tenancy contracts in Abu Dhabi are registered in the Tawtheeq system.

Start with your activity and licence

A commercial unit has to suit the business you will run in it. The Abu Dhabi Department of Economic Development’s set-up guide includes finding a suitable business location and obtaining a tenancy contract as a step towards the licence, and notes that some activities need additional approvals depending on the activity and location. Ask the landlord what the unit is approved for, and confirm with the licensing authority before you commit.

Budget for the total occupancy cost

Rent is only part of the cost of a unit. Compare units on the total cost of occupying them over the full lease term.

  • Annual rent and how it is paid
  • Service charges and what they cover
  • Security deposit
  • Fit-out to your requirements, and any landlord contribution
  • Utilities and their connection
  • Signage, maintenance and insurance responsibilities

Fit-out period
Whether time to fit out the unit is granted before rent starts.
Renewal
How renewal works and how the rent is set at renewal.
Permitted use
The use written into the lease, matching your licensed activity.
Maintenance
Who maintains what: structure, building services and the unit itself.
Exit
Early termination, assignment and handover conditions.

Registering the tenancy contract

In the Emirate of Abu Dhabi, tenancy contracts (industrial, commercial and residential) are registered in Tawtheeq, the emirate’s register of tenancy contracts. Utility services such as water and electricity also require Tawtheeq registration. Agree with the landlord who completes the registration and when.
